What is hotel revenue management?
Hotel revenue management is the daily practice of pricing rooms, allocating inventory, and steering distribution channels to maximize total room revenue against a defined competitive set. It combines demand forecasting, group displacement modeling, channel parity monitoring, and segment-mix planning into a continuous operating rhythm.
How is Barnhill different from a brand’s revenue management team?
Brand-supplied revenue managers are paid by the franchisor and optimize for brand-wide metrics. Barnhill is paid by the owner and optimizes for one number: your property’s RevPAR Index against the comp set you actually compete with.
How much does outsourced hotel revenue management cost?
Barnhill retainers start at $1,500 per hotel per month at the Essential tier, $2,500 at Premier, and $4,000 at Signature. Portfolios of three or more properties receive structured multi-property pricing. See the pricing page for a full breakdown.
How long does onboarding take?
Two weeks from the signed engagement. Week one is the systems and rate-structure audit; week two is the strategy implementation and the first written monthly outlook. Daily strategy begins the morning of the implementation handover.
Do you serve independent hotels, or only branded properties?
Both. Roughly a third of Barnhill engagements are independent or soft-branded properties. Branded properties benefit from our fluency in brand tools; independent properties benefit from our willingness to build the operating system they don’t get out of the box.
How is success measured?
Every engagement reports monthly against the STR competitive set you select with us during onboarding. The headline metric is RevPAR Index movement; supporting metrics include ADR Index, Occupancy Index, segment-mix shift, premium-room mix, and channel-cost percentage.
