Pricing, pace, comp set — reviewed every business day, for every property.
Properties that need a real daily rhythm.
Any hotel where the BAR is set on Monday and forgotten until Friday is leaving margin on the table. This is the foundational discipline for every tier — every property gets it, every day.
- Daily BAR strategy and override review
- Daily comp-set rate scan across the five-property comp set
- Daily booking pace tracking (30/60/90 day)
- Daily demand-signal review (search, lead, event, market)
- Daily channel-mix anomaly review
- Written daily strategy note logged to the property record
- Weekly strategy call (30 or 60 minutes by tier)
The daily strategy log.
Every property has a daily strategy log — one short written entry per business day capturing what we saw, what we changed, and why. The log is the audit trail you can hand to ownership, the asset manager, or your lender at any moment.
Pair this with the rest of the system.
No discipline lives in isolation — the cadence is what compounds the value.
Questions about this service.
How is a 'daily review' actually structured?
Each weekday morning, your strategist reviews your property’s BAR, comp-set rates, 30/60/90 pace, last-night pickup, channel-mix changes, and demand signals (search, lead volume, market events). Anything notable becomes a written strategy note in your property log; anything urgent triggers a same-day rate or restriction change.
What happens on weekends and holidays?
The daily cadence is Monday–Friday. Saturdays and Sundays receive a Monday-morning weekend recap with any in-flight adjustments. Federal holidays receive the same recap on the next business day. The Signature tier includes weekend monitoring during high-compression periods (citywide events, holiday weekends).
Will my GM still own the day-to-day decisions?
Yes. Daily revenue management is a partnership: your strategist sets the recommended position; the GM (or revenue manager, where one exists in-house) executes inside the property systems. The model fails when authority is unclear — we publish the decision-rights matrix during onboarding so it never is.
How quickly do you respond to a major market event?
Within four business hours at Signature; same business day at Premier; next business day at Essential. Citywide event compressions are pre-modeled during the audit, so the response on day-of is execution, not analysis.
Do you use AI or automated pricing?
We use the automation already running in your RMS (Duetto, IDeaS, etc.) and we tune its inputs daily. Barnhill does not sell or build pricing automation — we operate yours more carefully than the default configuration ever will.
